ARE YOU COMPLETELY INDEPENDENT FROM THE REAL ESTATE INDUSTRY?
Yes. We are one of very few companies that are completely independent from all real estate agencies. We do not leave cards, brochures or advertise with any real estate office. Our inspection reports specialize in providing clients with" the whole truth and nothing but the truth". Something that you can only provide if you are completely independent.
Unfortunately the majority of the industry obtain regular referrals from real estate agencies. This obvious conflict of interest leads to unbiased and unreliable building reports. It is therefore essential to always obtain the services of a completely independent building inspection company.
HOW LONG HAS ACTION PROPERTY INSPECTIONS BEEN ESTABLISHED?
After many years working in the housing and building inspection industry, Action Property Inspections was formerly established in 1995 as a full-time building inspection service. In all this time Action Property Inspections prides itself on never having received a complaint from a client in relation to the quality of our inspections.
WHEN DO I RECEIVE THE REPORT?
The average house inspection report ranges from between 36 to 45 pages in length and is easy to understand with digital photography highlighting the most significant faults. The inspections are conducted during the day with the reports guaranteed to be completed that same evening. An e-mail copy of the report and photos can be sent to you the same evening with the original report being posted the very next morning.
CAN I BE ON SITE FOR THE INSPECTION?
Yes. We encourage all our clients to be on site for the entire inspection or towards the end, whichever you prefer. Attending the building inspection provides us the opportunity to physically point out the faults to you and allows you the opportunity to measure up and visually inspect the premises yourself. In the event you are unable to attend the inspection, we will call you that evening to convey the results of the inspection in detail.
HOW DO YOU DETERMINE WHETHER A HOUSE PASSES OR FAILS AN INSPECTION?
The purpose of a building inspection is not to pass or fail a house, but rather to undertake a detailed inspection where all visible components of the house are evaluated to establish whether they are in a sound condition or require repair or replacement. The detected faults are subsequently documented and prioritized depending on the severity of the faults and costs involved in their repair. Along with the results of the building inspection, consideration should also be given to other factors such as market value and building/council searches. The results of the building inspection will help you make an informed decision about your prospective property purchase.
HOW DO YOU INSPECT WITHIN CONCEALED AREAS?
A professional building inspector can often detect potential faults concealed within walls etc by being observant and looking for the tell tale signs that would only be apparent to an experienced inspector. Where visible access is not available, specialised equipment such as moisture meters and thermal image cameras can also provide additional information however it should be realised that even this high-tech equipment has its limitations. Unfortunately even the best building inspector does not have the ability to see within walls or behind furniture, and it is always possible that some faults may only become apparent when the furniture etc has been removed. It should be noted that at no time are we allowed to physically remove furniture or conduct an invasive inspection that in anyway damages the property in question.
IT'S A NEW HOUSE. DO I STILL NEED A BUILDING INSPECTION?
Absolutely. There is the presumption that a new house is free of defects and subsequently does not require a building inspection. Whilst the majority of builders adhere to the Building Code and produce sound quality homes, it is amazing how many serious structural or category one faults are often detected. Even quality homes without significant defects may still have an extensive list of cosmetic items requiring rectification. A detailed building inspection report can highlight these issues allowing them to be rectified before the warranty period lapses.
WHEN DO I PAY FOR THE REPORT?
We do not request upfront payment before the inspection is completed. Payment is however required on the day of the actual inspection. If you are on site you may pay by eftpos, credit card, cheque or cash. If you cannot attend the inspection payment may be made by credit card over the phone.
HOW MUCH WILL THE INSPECTION COST?
Whilst the cost of the inspection is to be considered, it is certainly not the most important issue. A cheap inspection will not provide sufficient information enabling you to make an informed decision or provide you with the required documented proof allowing you to renegotiate the purchase price.
